No landlord wants a bad tenant. The kind who removes the carpet, bathroom sink and kitchen cabinets along with his belongings when he moves out. Or the kind who lets a seemingly docile kitten shred the place like Edward Scissorhands. To understanding why landlords have their policies, try walking in their shoes, local landlords say. "People want to lambast us, but we're at risk," said Art Jones, landlord and owner of T.P.I. Properties. "Renters always have these misperceptions about rich landlords, like we're sitting on piles of money and can afford it if a tenant damages something." So at their request, the Dayton Daily News met with a group of local landlords to get their insight into some of the bad situations that arise out of landlord/tenant misbehavior or lawbreaking, so we could tell you how to prevent them. Many of the problems can be avoided, they say, by knowing who is responsible for what under Ohio Landlord/Tenant Law and by considering the following:
